## One place, three names

Tysons has no zip code of its own. Mail runs as 22102, a McLean address, or 22182, a Vienna address, and plenty of businesses still use both even though the Postal Service approved "Tysons Corner" as an address in 2011. Brokers and market researchers treat Tysons and McLean as a single submarket, which is worth knowing before you compare two search results that look like different markets.

It sits about eleven miles west of Washington in Fairfax County. On one percent of the county’s land it holds roughly a quarter of its office space.

## The scale of it

Around 115,000 people work in Tysons across office and retail, against fewer than thirty thousand residents. Daytime population passes one hundred thousand, which makes it one of the largest employment centres in the country and by some counts the twelfth largest.

Capital One, Booz Allen Hamilton, Freddie Mac, Hilton, MicroStrategy, Appian and Alarm.com are all headquartered here. The county’s long-range plan targets 200,000 jobs and 100,000 residents, with three quarters of new development within half a mile of a Metro station.

## The office picture

First quarter 2026 figures for the Tysons submarket: roughly 29.7 million square feet of inventory, 17.7 percent direct vacancy, 23.4 percent total availability, and an average full-service asking rent of $41.51 per square foot. Net absorption was negative.

Reston, immediately west, held 20.3 million square feet at 18.0 percent vacancy and $35.93. Fairfax Center was softer at 25.1 percent and $31.00. The Rosslyn to Ballston corridor in Arlington asked more, around $43.10. Same region, four different negotiations.

## The medical picture is the opposite

The corridor holds more than 220 healthcare and dental locations, including Kaiser Permanente’s Tysons Corner Medical Center and recent commitments from systems including MedStar Health. Asking rents for medical space have generally run from the thirties into the low forties.

Nationally, medical office occupancy hit record levels in 2026 while new construction stayed near two percent of inventory. So while a general office tenant in Tysons has real leverage, a practice looking for space that can take a clinical fit-out has very little. The two require completely different strategies in the same square mile.

## Getting there

Four Silver Line stations serve Tysons: McLean, Tysons, Greensboro and Spring Hill, with sixteen entrances between them. Most of Tysons is within half a mile of one, roughly a fifteen minute walk. Eighteen bus lines, fifteen Capital Bikeshare stations and about 25,000 structured parking spaces fill in the rest.

For an office tenant that is a hiring radius. For a practice it is a patient catchment, and the parking ratio on your specific building matters more than the aggregate number.

## What to watch

**Conversion and demolition.** Older towers with deep floorplates and valuable land under them are candidates for redevelopment. If you occupy one, the owner’s plan matters more to your renewal than any market report.

**The ten to fifty thousand square foot band.** The most competitive part of the market. Quality blocks near rail are absorbing.

**The gap between vacancy and availability.** Nearly six points in Tysons. That is other tenants who started earlier than you did.
