Start earlier than feels necessary
Leverage in a renewal comes from time and from having somewhere else to go. Both take months to create. A tenant who begins twelve to eighteen months out has options. A tenant who begins ninety days out has a deadline, and in Tysons that deadline is worth real money to the landlord.

When does my leverage actually run out?

What are the three dates I should find in my lease?
Expiration, the renewal option notice deadline, and any termination right. Work backwards from the expiration using the timeline for your size and condition, and if that start date has already passed, that is a reason to move now rather than a reason to wait.
